Republic Place presented a distinctive design challenge—uniting two separate buildings into a cohesive, boutique workplace through a second-floor connection. This effort required a deeply collaborative, multidisciplinary process between architects and interior designers to navigate complex technical and accessibility constraints. The connection through the existing party wall demanded innovative structural solutions and precise coordination across disciplines. At the same time, the project pushed the boundaries of conventional office design, incorporating hospitality-inspired finishes and elevated detailing. Through iterative design and close teamwork, the result is a seamlessly integrated environment that redefines the modern workplace with sophistication, warmth, and fluid connectivity.

Solution

The solution centered on seamlessly unifying two previously disconnected office buildings through a series of intentional physical connections and a hospitality-driven amenity experience. Anchoring the transformation is a custom, antique bronze spiral staircase—an elegant, ribbon-like centerpiece that sets the tone in the entry lobby. From this focal point, occupants are guided toward a monumental walnut stair that bridges the two buildings through their adjoining party walls, establishing both functional and symbolic connectivity. What was once a dark and disjointed lobby has been reimagined with timeless transparency, opening up to the vibrant corner of 18th and H Street. This intervention not only redefines the nature of office lobbies but embraces the warmth and flow of boutique hospitality, drawing in natural light and biophilic views that connect the interior to the surrounding urban landscape.

Impact

The impact of the design is immediate and immersive. Upon entering Republic Place, visitors are transported to an atmosphere more reminiscent of a boutique hotel nestled off an Italian palazzo than a conventional office building in downtown Washington, DC. The space is enveloped in rich walnut wood tones, antique bronze accents, and elegant Venetian terrazzo flooring—materials that evoke warmth, sophistication, and timeless elegance. At the heart of the experience is a sculptural spiral staircase, whose ribbon-like form anchors the space both visually and experientially. This centerpiece embodies the project’s hospitality-driven approach and exemplifies the power of transformative design in redefining the modern workplace.
