1901 L Street will be a new state-of-the-art, Class A office building. The original eight-story concrete frame will be reused, with options to expand the floor plate size by creating bay projections and a horizontal expansion to the western property line. The building will be expanded vertically three-floors and will build usable space on the roof utilizing the District’s new Height Act Rulings. Beyond the expansion of office floor plates and usable roof development, the renovation and expansion will include a new façade treatment, a reconfigured central core and common restrooms, renovated elevators serving the building, new elevators and shafts to the parking levels, a new main lobby, all new building M.E.P. systems, a new streetscape, and the addition of amenities, including a fitness center and shared roof terrace. The repositioning of the building will pursue a USGBC LEED Core and Shell certification, with the goal to achieve LEED Gold Certification.
