1900 N Street will be a new, iconic, 11-story Trophy Class office building on the south side of N Street that will extend the full length of the block between 19th and 20th Streets. The building serves as a gateway structure between the DuPont Circle Historic District and Downtown neighborhoods. The site for the new Commercial Office building is part of a larger development strategy that combined seven separate lots into a single lot for the new development.
The building mass has been articulated by a significant structural truss above the 11th floor adjacent to 19th Street. The truss has been enclosed within a glass architectural embellishment that rises above the adjacent roof. The exterior wall is composed of one base wall type of floor-to-floor glass without any further embellishments. The long floor plate is extremely efficient in providing a plan which maximizes the possibility of perimeter offices while reducing the amount of area for interior support functions. The appearance of the typical floor reveals a floor plate with nearly every column at the perimeter or in line with the north core wall. The floor plate has been further articulated by perimeter projections. The HVAC is a Dedicated Outdoor Air System (DOAS) that provides healthier, more efficient air quality and reduce energy costs. The expression of all these systems into a holistic composition is critical to the design.
When completed 1900 N Street will be a new iconic building that will be a gateway designation from the north (DuPont Circle) to the Central Business District. At the corner of 19th and N Street a projected volume will hang from the trusses at top of the structure. These floating floors will project above a light and open volume, three stories high, that will be the main building entry at 19th and N Streets. This composition of building systems and massing will create an iconic signature building from the surrounding site and context while also providing dynamic views and corridors from the interior of the building.
