The renovation of CapRock required navigating the complexities of modernizing a large, occupied office building while minimizing disruption to existing tenants. The design team was challenged to respond to rapidly evolving workplace expectations by integrating flexible, amenity-rich spaces within the constraints of the existing structure. Creating strong visual and physical connections between interior amenities and exterior courtyards necessitated careful coordination, particularly as the building’s identity was redefined through a new transparent façade. Phased construction across multiple floors, combined with the integration of large-scale amenity spaces and tenant-ready suites, required a thoughtful, strategic approach to ensure continuity, performance, and long-term adaptability – ultimately transforming the building into a cohesive, future-focused workplace environment.
The design solution centered on a strategic, phased renovation that reimagined CapRock as a connected, amenity-driven workplace while maintaining operations throughout construction. A new two-story lobby and monumental stair were introduced to establish clear visual and physical connectivity between key destinations, unifying the building’s amenities into a cohesive experience. Flexible, multi-purpose spaces and tenant-ready suites were carefully integrated within the existing structure to accommodate evolving tenant needs and varied programming. A transparent, high-performance glass façade enhanced daylight, visibility, and engagement between interior spaces and the campus environment, while a refined palette of durable, sustainable materials ensured longevity and wellness. Together, these interventions created a modern, adaptable workplace that supports collaboration, community, and the future of work.
CapRock has elevated the building into a vibrant, amenity-rich destination that strengthens its competitiveness within the Washington, DC suburban market.
