Architectural services for two buildings at Union Square, owned through a partnership between the CIM Group and Akridge, included two feasibility studies to determine the potential for expansion and renovation. The asset is located at 825 and 941 North Capital Street NE. These two 9-story buildings, which were originally constructed in the late 1960’s, are ideally located between Union Square and the beginning of the NOMA corridor. The studies evaluated various feasibility options for adding additional square footage to the existing building. The options included adding three new additional floors to each existing building; building a new stand alone building in the plaza located between the existing structures; and adding three new additional floors to one existing building, while razing the other existing structure and introducing a new, more modern building.
Additional renovations will include upgrading the facades, systems infrastructure, core, public spaces and ground level retail tenant areas. Renovating and expanding these two buildings will revitalize the buildings’ presence, bringing growth and modernism to the downtown Washington, DC area.
