Combined Properties, Inc. (CPI) is a privately owned, full-service real estate firm headquartered in Washington, DC, with offices in Beverly Hills, CA. CPI owns mostly suburban retail properties and has expanded its portfolio to include urban, multi-use assets. The client wanted an office that reflects the firm’s bicoastal presence and expansion into new markets. The final product is a Southern California meets Georgetown aesthetic that marries vibrant colors and materials with traditional finishes. 

The entire space was designed to be invigorating and inviting, an atmosphere inspired by the organization’s business drivers and corporate culture. A blend of unusual materials and colorful accent walls creates a playful, open environment that facilitates office socializing and impromptu meetings between staff and clients. One unique area, the pantry cafe, has a deliberately exposed vaulted ceiling that resonates with the multicolor striping along the top of the wall for a dramatic effect. With the capacity to support special events, the pantry provides direct access to a furnished rooftop terrace with sweeping views of the Georgetown Waterfront neighborhood. 

To further support staff interaction and communication, FOX designed a spectrum of meeting spaces from traditional conference rooms to a soft seating lounge that has the flexibility to expand the pantry’s social space into the dedicated work zone. FOX placed open workstations along the window line to allow as much natural light into the space as possible and improve circulation between departments. The result is a colorful, vibrant workspace that articulates the client’s solid reputation and unique brand identity.
