440 First Street, NW
Located on the corner of D and First streets, NW, in downtown Washington, DC, this eight-story structure was built in 1982 and had no significant upgrades since then. Originally, it was about 106,800 FAR. Through the use of transfer development rights, the building’s height increased by three floors, adding more than 34,500 square feet.
The new First Street façade is a unitized glass-and-metal curtain wall system. It’s calculated sophistication allows sweeping views out and natural daylight in. The new additions and renovations to 440 First Street breathe new life into an old building. The new structure also provides a state-of-the-art work environment that serves as a competitive example of a Washington Class A office building. This design acts as a more timeless expression of the building’s structure, enclosure and internal functions.
