2175 K Street, NW Vertical Building Expansion

2175 K Street, NW is located on the North Side of K Street at 22nd Street and Washington Circle in downtown Washington, DC. The building’s ideal location lends itself as a landmark and gateway to the K Street Commercial Corridor. The eight-story structure was built in 1981 and had no significant upgrades since its construction. Originally, it was about 108,000 gross square feet. Through the use of Transfer Development Rights, the building was increased in height by three floors. This vertical addition increased the existing gross square footage by 37,500 square feet.

The new K and 22nd Street facades are a unitized glass and metal curtain wall system. A state-of-the-art solar system screens the existing façade and provides passive solar shading to the new façade; while simultaneously knitting the entire building together. A new glass corner overlooking Washington Circle blends the new and the old systems; this creates a Class A and signature building at such a prominent location.
